GRADY COURSE MASTER PLAN UPDATE

As you can see work has commenced on the construction of the temporary green on the right hand side of the 10th fairway. The construction and shaping should be completed during July, with seeding of the green and turfing of the surrounds in August.  It is expected that this green and the temporary tee on the other side of the fairway will be available for play in November. A copy of the green design is attached.

When the 10th temporary green and 10A tee are ready for play, the 15th green will be taken out of play and rebuilt.  Weather permitting, the construction will take place during December and January with an anticipated return to play in May 2011.  A copy of the green design is attached.

We have received notification from Wyong Shire Council (as owner of the land) that they will endorse our application to lease an area of land to the eastern side of the clubhouse for a new car park. A Development Application is to be lodged with Council for the construction of the car park and also the new 18th green.  We will commence construction of the car park as soon as the DA is approved.  Construction of the new 18th tee and green will commence early next year.

Construction of the new 11A hole will be deferred until 2012.

Since our January update we have experienced the most sustained humid weather for many years in addition to receiving over 200mm of rain. It has been plain to see this has had an adverse effect on many of our greens. The most affected has been the 15th green which over the years has always been susceptible to extreme weather conditions. The drainage in this green has failed completely and the soil profile is sub-standard. The only way to rectify these problems is to re-build the green and surrounds with new drainage and new soil.

This has led the Board to change our strategy slightly in terms of the scope of works for the coming year. As part of the Course Master Plan it was envisaged that, in 2011, we would build a temporary green on the left hand side of the 10th fairway to have a spare green available for use when required. The Board has decided after consultation with Kent Smith our Course Superintendant that this project will be brought forward from 2011 to this year.

The stages of this project will (subject to weather conditions) be:-

1    March to June 2010 - Construct a temporary green on the left hand side of the 10th fairway past the big tree and a tee on the right hand side of the 10th fairway about 140 metres from the existing 10th green. This will in effect give us two holes; a down hill Par 4 from the 10th tee and an uphill Par 3 to the existing 10th green. These will be brought into play whilst the existing 15th green is re-constructed.
2    Late October 2010 to March 2011 – re-construct the existing 15th green & surrounds.
3    March 2011 – bring the 15th hole back into play.

The Wayne Grady Group will be involved in the design of both greens.

In regards to the proposed works outlined in the January update,  the only stage affected will be that  the commencement of 11A will be put back. This stage of the works is not as critical as building the new 18th green and tee and would take substantially more time to get into play.

GRADY COURSE MASTER PLAN UPDATE - JANUARY 2010

Some members have asked as to why we have not commenced with the proposed works. Put simply we had not planned to start work until April 2010. We envisage the proposed works will proceed in the following stages:-

1    April 2010 – take the 18th green out of play and utilize the enlarged chipping green as a temporary 18th green.

2    April 2010 - commence construction of the new 18th green & tee. The Club will utilize our own greens staff to carry out the construction of the 18th tee and green under the supervision of the Grady Group. We will only require outside labour during the shaping phase of the 18th green. This will be a winter project when the demands on the greens staff are less. We will not rush the new 18th green back into play. The longer it is allowed to become established will make for a better green in the long term. It is anticipated that the new green & tee will be brought into play in November.

3    April 2010 – construction of the new car park will commence.

4    As time permits work will commence on the Par 3 behind the 11th green (for future reference it will be known as hole 11A) – when completed this hole will be brought into play when major works are carried out on the 5th & 6th holes. Both of these fairways are to be raised substantially. At the same time the ponds on each hole will be enlarged to increase our water storage capacity. It is anticipated that the 6th hole will be completed during 2011 and the 5th hole during 2012. By utilizing 11A whilst we are working on either the 5th or 6th holes will mean that the course will be a full 18 holes and there will be minimal interruption to play.

At this point in time a detailed survey of 18th hole and 11A has been completed. This information has been passed onto the Grady Group for appraisal. Once this is done they will come on site for a couple of days to commence the detail design of the new 18th tee & green as well as hole 11A.

A detailed plan of the proposed car park has been prepared and a Development Application will be lodged with Wyong Council next week.  This may have a bearing on when work commences.

You may ask as to why don’t we do it all at once. The answer is yes we could – however that would be at the expense of you and the course. The above stages are designed to minimize interruption yet allow the course to be presented in the best possible condition at all times. Secondly our cash flow projections for the next 4 years indicate that we will be able to carry out the proposed course works without any additional borrowing.

At the Extraordinary General Meeting on 22nd June, the members present endorsed the Grady Group proposal for improvements to a number of areas of the golf course.  During the next few months the Board of Directors will be preparing a program to undertake the initial stages of the plan which we hope to complete within 2 years.  We are in the process of lodging applications with Council for approval for this development.  We will be setting up a “Course Improvement Bulletin” which will be attached to the Website and also hard copy in the clubhouse.  The Bulletin will provide regular updates on when work on each part of the project is about to commence, the extent of that work, how it will affect play, any local rules that will apply etc. 

The first change members will see is the practice chipping green being increased in size and resurfaced and seeded in the next few months.  This green will then be used as a temporary 18th green while the new 18th green is constructed.
